Legal

Terms of Use.

Last updated: July 2026

1. Acceptance of these terms

This website is operated by Special Agents Realty (“we,” “us,” or “our”), a Washington real estate brokerage located at 6215 Woodlawn Ave N, Seattle, WA 98103. By accessing or using this website you agree to these Terms of Use and to our Privacy Policy. If you do not agree, please do not use the site.

2. Informational purposes only — no professional advice

Content on this site — including Learning Center guides, calculators, checklists, FAQ answers, and market commentary — is provided for general informational purposes only. It is not legal, financial, tax, lending, insurance, marine-survey, or engineering advice. Calculator results are estimates produced from the numbers you enter, not quotes or commitments. Real estate transactions, and floating-property transactions in particular, depend on facts specific to each property; always verify material information independently and consult the appropriate licensed professionals before acting.

3. No agency relationship through site use

Browsing this site, reading our guides, using our calculators, or sending us a message does not create a broker–client or agency relationship. In Washington, agency duties arise as provided by law and through written agreements. We represent you only when we have agreed to do so in writing.

4. Property listing information

Property and listing information on this site is presented from Special Agents Realty’s own records and marketing materials — the homes we have listed and sold. It is provided for general reference, is believed accurate at the time of publication, and is not guaranteed; details such as pricing, availability, square footage, and moorage terms change. Buyers and sellers should verify anything material independently before relying on it, and all properties are subject to prior sale or withdrawal.

5. Intellectual property

The Special Agents Realty name, the “Life Is Better When You Own It™” motto, our logo, and the original content, design, and imagery on this site are our property or used with permission, and are protected by applicable copyright and trademark law. You may view, download, and print pages for personal, non-commercial use; any other reproduction or distribution requires our prior written consent. Third-party marks (including HGTV, House Hunters, DIY Network, and KIRO) belong to their respective owners; their appearance here reflects media coverage, not endorsement.

6. Third-party links and tools

The site links to third-party resources — including City of Seattle code publications, vendor and partner websites, and social platforms. We do not control those services and are not responsible for their content, availability, or privacy practices. Your use of them is governed by their own terms, and a link is not an endorsement or a guarantee of their work.

7. User submissions

Information you send through our lead and contact forms or by email is handled as described in our Privacy Policy. You agree that anything you submit is accurate to your knowledge, that you have the right to share it, and that it contains nothing unlawful, infringing, or malicious. Please do not submit confidential information through the website; as noted above, contacting us does not by itself create an agency relationship.

8. Disclaimer of warranties

This website and its content are provided “as is” and “as available,” without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components, or that content — including property information, pricing ranges, financing descriptions, or regulatory summaries — is complete, accurate, or current. Market conditions, lending programs, moorage terms, and City of Seattle shoreline regulations change; past results do not guarantee future outcomes.

9. Limitation of liability

To the fullest extent permitted by law, Special Agents Realty and its broker, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages — including lost profits, lost opportunities, or loss of data — arising out of or related to your use of (or inability to use) this website or reliance on its content, even if we have been advised of the possibility of such damages. Where liability cannot be excluded, our total aggregate liability for claims relating to the website is limited to the greatest extent permitted by Washington law. Some jurisdictions do not allow certain exclusions or limitations, so portions of this section may not apply to you.

10. Indemnification

You agree to indemnify and hold harmless Special Agents Realty and its broker, employees, and agents from claims, damages, losses, and reasonable attorneys’ fees arising out of your misuse of this website, your violation of these terms, or your violation of any law or third-party right in connection with your use of the site.

11. Governing law and venue

These Terms of Use are governed by the laws of the State of Washington, without regard to conflict-of-law principles. Any dispute arising out of or relating to the website that is not resolved informally shall be brought in the state or federal courts located in King County, Washington, and you consent to their jurisdiction. We encourage you to contact us first — most concerns can be resolved with a conversation.

12. Licensing

Special Agents Realty is a licensed Washington State real estate brokerage (Special Agents, Inc License #21432). Linda M. Bagley, Owner | Designated Broker, is a licensed Washington State real estate broker (Owner / Designated Broker License #17584).

13. Changes to these terms

We may update these Terms of Use from time to time. The “last updated” date above reflects the most recent revision, and continued use of the site after a change constitutes acceptance of the revised terms.

14. Severability

If any provision of these terms is found unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will continue in full force and effect. Our failure to enforce any provision is not a waiver of it.
