The seller net proceeds calculator.

List price is the headline; net proceeds are the truth. Sketch what you'd actually walk away with — payoff, the commission you negotiate, Washington's graduated excise tax, and closing costs, all itemized in the open.

Washington state graduated REET (state portion)

Computed on the graduated state brackets shown below the calculator — each rate applies only to the slice of price inside its band. Some cities add a local REET on top.

How is Washington’s excise tax calculated here?

As graduated marginal brackets — each rate applies only to the portion of the sale price inside its band, exactly like income-tax brackets. These are the Washington state-portion rates the calculator uses:

Washington state graduated REET brackets (state portion)
Portion of sale price State rate
Up to $525,000 1.10%
$525,000 – $1,525,000 1.28%
$1,525,000 – $3,025,000 2.75%
Above $3,025,000 3.00%

Rates and thresholds as of July 2026 — Washington adjusts these periodically, and some cities add a local REET on top of the state portion. Verify your exact excise figure with your escrow officer, or use the calculator’s “enter your own excise amount” override once you have it.

Selling on the water? Houseboats classified as floating-on-water residences (rather than real property) can be excise-taxed differently than the real-estate brackets above — classification is one of the first things we confirm. Start with the houseboat & floating-home guide.

A net-proceeds sketch is step one; the number that anchors it is the sale price. For that, skip the algorithms and request a free pricing opinion on your actual home. Then work the seller prep & staging checklist so the market sees the home at its best, and read our guides to getting the highest price in the shortest time and weighing the offers that follow.

Next: the seller prep & staging checklist Paperwork, repairs, staging, photo day — and the dock-appeal section for floating-home sellers. Tickable and printable. Open the checklist
