What's your home actually worth?
Not what an algorithm guesses from tax records — what a broker who has priced these docks, hills, and buildings for twenty-plus years would list it for. Tell us about your home and get a free, no-obligation pricing opinion, prepared personally.

Submit the form — Linda prepares a human pricing opinion and replies within one business day.
Why a human instead of an instant estimate? Algorithms price the average home on an average street — they have no idea what owned moorage, a Broadmoor gate, or an end-of-dock sightline is worth, which is exactly where unique homes win or lose their price.
What to have handy
House on land
- Recent upgrades with rough years — roof, furnace or heat pump, sewer, windows
- Permits and receipts for remodels you want counted
- Any comparable sales you know about on your street
- Septic or well records, if you're outside city utilities
Condo or townhome
- HOA dues and what they cover
- Special assessments or rental caps you know about
- Parking and storage — deeded, assigned, or neither
- The building's resale-certificate contact, if handy
Floating home or houseboat
- Moorage arrangement — owned, co-op, or leased — and the monthly dues
- Float material (logs, concrete, barrels) and its maintenance history
- Most recent dive-inspection or float report, if you have one
- Classification as you understand it — floating home vs. FOWR
- Liveaboard rules and any transfer terms in the moorage paperwork
Don’t have all of it? Send the form anyway — none of this is required to start.

While you wait on the pricing opinion, get ahead of the sale itself: work the seller prep & staging checklist (dock appeal included), sketch your walk-away number with the net proceeds calculator, and if the home floats, read how floating-home sales actually work. Questions in the meantime? Ask Linda.
Floating home or houseboat? These are the properties algorithms price worst — moorage arrangement, float condition, and classification move value more than square footage does. That’s precisely why the pricing opinion here is prepared by the broker who co-founded the Lake Union Liveaboard Association.
“Linda was invaluable in helping us dispute our latest tax appraisal. She provided us with the data, and how to describe our situation to the Tax Board. Ultimately, the tax appraisal was lowered by over 30%. Her recommendations were specific…”
