What to have handy

House on land

  • Recent upgrades with rough years — roof, furnace or heat pump, sewer, windows
  • Permits and receipts for remodels you want counted
  • Any comparable sales you know about on your street
  • Septic or well records, if you're outside city utilities

Condo or townhome

  • HOA dues and what they cover
  • Special assessments or rental caps you know about
  • Parking and storage — deeded, assigned, or neither
  • The building's resale-certificate contact, if handy

Floating home or houseboat

  • Moorage arrangement — owned, co-op, or leased — and the monthly dues
  • Float material (logs, concrete, barrels) and its maintenance history
  • Most recent dive-inspection or float report, if you have one
